The current tenants are on MTM. if we give a 60 day notice at close of escrow will that be in copliance with CA statewide rent control? 

Rent control can lead to blight.  

We contacted Toledo-Lucas County Health Dept. and found out the property had a lead control order which was not disclosed by the seller when we purchased the property.

Word of advice, when buying this house hack do not buy it in a town/city with crazy rent control, once you become a landlord rent control can stinks if you do not know have to navigate it. 

A standard NC lease does outline who is responsible for pest control services, so check your lease for the specific language.

Rachid - the best course is to review the rent control ordinance to see if there is a definition of "Rent" or related terms.

If you’re not willing to sacrifice location, then your cashflow may suffer a bit at the beginning as you wait for longterm appreciation and rent growth.

And you need to show a personal financial statement with a healthily net worth, showing where your assets are tied up in illiquid investments and why you can’t invest personal cash without suffering a servers liquidity discount if you sell assets.   

As long as it is a legit pest control company that is licensed and insured, give them access.
