I’ve found the quality of guests higher, and I like to have a telephone conversation with them to find out what their expectations are.

A previous guest, from a year ago, who messaged our telephone number at that time, to let us know that they had successfully checked in. 

Just points out how ludicrous it is when people with no experience, knowledge and capital believe that by watching upteen hours of puff videos or paying $20k - $50k for telephone access to a failed salesman reading from a script will enable them to uncover properties selling for a fraction of their value and obviously overlooked by the real estate professionals and full time investors active every day.   

Because I've had some people give a false landlord telephone number, I even ask the landlord the address of the house, the rent amount, how long the tenant has been there etc.  

Some put them on car windows, some staple them to telephone poles.
