These mold testing companies do mold remediation using fear and scare tactics wearing hazmat suits and picking up every bit of the building materials with a tweezer bagging them in bio-hazard bags.So right now I am thinking about how and who best to conduct a fair and unbiased mold test. 

We are in discussions of me becoming a partner and I would like to speak with someone that is currently involved in the space to get a few unbiased questions answered.  

. - Talk to local investors, someone unbiased, not an agent, wholesaler or anyone trying to sell you something.- Get in touch with property management companies and ask about tenant base and median rents in different neighborhoods- I wouldn't buy any sub $200k Class C property.

Inspector: You want an unbiased and competent professional that will properly do their job and document it.

I don't know anything about Goodegg, but while you're vetting sponsors, check out Gray Capital, I'm totally unbiased but I hear they are pretty good ;)

I considered Nashville but decided to look closer to home (Reno or Las Vegas because Nevada has one of the lowest property taxes in the country and good appreciation) but don't have kind of capital you do and I'd be taking out a loan so not making any offers for now.Talk to local investors (someone unbiased, not trying to sell you anything).

The other thing is that the OP states that the bank offered a loan up to 90% - I wouldn’t be surprised if (1) after he applies they decide that 80% is max and (2) they add points and closing costs which further ups the break even higher than the 7.9% I calculated and (3) the banks appraisal of the property is a lot more conservative than a “unbiased” appraisal.  

My point is they are far from unbiased and apparently have not heeded their own advice by having done a single OOS brrrr amongst them.  

He's not a realtor or contractor, he will basically serve as an unbiased voice for me to evaluate with additional photos and videos he'll be taking on my behalf.
