What's the reason it's 'non-warrantable', any of these?

In this case your selling an equitable title but not a legal title since no warrant deed with the named “buyer” is recorded.  

With that he can get a warrant for the guys, girlfriends' residence who lives in that town.

You will want to find out if it is warrantable and if there are any large assessments coming up that you would be responsible for.
