They had someone whos house burned down and wanted temporary housing for 4 months and month to month after that .They said it is an insurance claim(Youngsters in Mid 20's) , and I can vet the tenants just like I vet normal renters and decide after that .The contract will be directly with the tenants but the rent will be coming from CRS .Crs was offering me 2X the listed rent which was tempting .I signed up with them, Rents came in as they mentioned ,They ended up staying on the property for 8 months .CRS would deposit the rent every month on the 1st .CRS will send you W9 form to fill out as they will report all the rent payments to IRS for tax purposes.

You are speaking in a way that sounds like it will be a privilege for someone to JV with you or mentor you.In my company, I receive about 10-15 such requests per week from other youngsters and newbies trying to get into this industry.

.* Tip for youngsters: During deal analysis, run your numbers like pessimists do—low season, high expenses, delayed bookings.

I'm winding down, but I'm not a youngster like you. love real estate but have soured on anti-landlord Seattle, but stuck here for other reasons, so selling some off and slowing down some. 

Maybe not for my generation, or even a youngster like @Jay Hinrichs, but for the bitcoin investing/trading generation, it’s probably something they’ll have no problem going with.  

We go above and beyond when it comes to protection.. starting with insurance coverage, sings in the listing and in the property that there is no guard on duty (as silly as that sounds), putting extra locking device high enough so youngsters can't reach, an alarm/beep system to alert them that door opens for those with small children (or elderly) so they cannot wander out in the backyard with no one noticing and risk drowning.

These particular youngsters - have seen many of their cousins, siblings or other relatives, fall into the pitfall of BAD Decisions and simply blow this money quickly away.

I've recently had a few youngsters tell me they prefer the 'rawness' of JC to the 'yuppieness' of Hoboken.  

Lot's of youngsters on that platform sharing ideas and what I've noticed is that the lower level gurus preach passive income but the higher level multi-millionaires tend to dismiss it.
