Cancelling AirBnb bookings because of Property Sale: Consequences?

Might put a property up for sale in a few months. Could keep most reservations in place while active and in escrow but would likely have to cancel some bookings.

Anyone have experience with this? I’m guessing that I could lose Superhost for a quarter- any other potential consequences? I would still have at least 2 active listings so I don’t want to burn the boats so to speak.

Hey @Jon Martin, so are you selling the property as a working STR with all the furnishings and other accoutrements or just a sale in general?

How does the market look? Strong sellers market? Middling? Buyers market?

If it is a sellers market and pretty hot, then working with guests on the cancellations early would be the best. Maybe get with others hosts in the area that are open and help the guests transfer over to them. Make it painless. 

Talk with AirBNB/VRBO and tell them the situation and make sure they know the extra miles you are going to make sure the guests are taken care of.

If you think the house will take some time to sell, then keep the bookings as long as possible but don't take any new ones of course.

If you think the buyer wants it as a STR, then work with the new owners and guests to rebook under the new owners listing.
