Honestly a contractor doesnt care what you are going to do with the property .  My labor costs dont change , my truck payments remain the same , permits costs dont change , it doesnt matter if the property you bought is in the hood or its in the best neighborhood . The contractors cost of doing business  remain the same 

YOU keep the scope of work lean , YOU choose the quality of fixtures and  cabinets . Not the contractor .

The ROI comes from when you bought the property , if you paid too much , thats all on you . You make your money when you buy , and should know the costs of a rehab before you go under contract . 
 
Contractors are in the business to make money , plain and simple . 

Where new investors screw up is tripping over dollars to save pennies .  

There is no such thing as a contractor giving an "Investor discount "  , unless you are someone with 10 or more properties and you are spending money with them on a pretty regular basis . If you have 1 or 2 properties , you are just a normal customer
