My wife and I are planning a move to Marin County in 2026, and we’re actively prepping to buy a small multifamily to househack - ideally 2–4 units, with the goal of buying another property in 1-1.5 years and cash flowing after we move out from the first one.

We’re targeting:

- Timeline: early 2026

- $500-800k, possibly stretching higher if the deal makes sense

- 5% down conventional

- Class B to C+ neighborhoods in Marin, Sonoma, or nearby East Bay

- Ideally some value-add upside


The plan is to build some equity and appreciation, repeat, and branch into out-of-state investing. For now, I’d love to connect with:

- Others househacking in tight NorCal markets

- Anyone who’s worked with investor-friendly agents, lenders, or contractors in the area

What’s your experience been like investing locally? Any lessons learned, surprises, or wins you’d be willing to share?

Hey BP! I’m Vad, a marketing director based in Sonoma County. My wife and I are planning to move to Marin in 2026 for her work, and we’re preparing to buy our first househack around that time.

We're targeting a 2-4 unit property that can break even or better while we live in one unit. Ideally, we'll use an FHA or low downpayment conventional loan to enter the market affordably and build appreciation before taking the next step on our investment journey.

Long-term, I’m planning to branch into out-of-state markets once we’re stable in our first property. For now, I’d love to connect with anyone househacking in NorCal or working in tight markets like Marin, and I’m especially interested in referrals to investor-friendly agents or lenders.

I'm here to learn from others and also contribute however I can - especially when it comes to growth strategy, lead generation, or systems. I come from a performance marketing background, and I’m always happy to share insights with agents, investors, or lenders who are looking to scale.
