Rookie Investor in Maryland

Hello Everyone, I am an absolute rookie in the world of investing.  I've done one Wholesale deal back in 2019 but now looking to get into Long Term Rentals.  I currently own and reside in a two bedroom condo but I'm looking to take the necessary steps to purchase a second home and get myself on the path of financial freedom.  What those steps are, I have no idea which is why I'm here.  I'm hoping to meet/connect with like minded individuals in the area, offer value where I can as well as learn from others who are further along than me.
