New Real Estate Agent Question!

Alright, this is my first post on BP, which admittedly I'm enjoying reading different perspectives, learning, and so much more. With that being said I'm about 1-2 month(s) out from obtaining my Real Estate Licence in the state of New York, specifically upstate around the Saratoga Springs Area. 
Even though I'm potentially a couple months out I am already trying to establish a solid foundation while starting my new business by focusing on the CORE of my business, the three L's (Leads, Listings, Leverage). Additionally, I will be implementating four very big and aggressive Models (Economic Model, Lead-Generation Model, Budget Model, and lastly the Organization Model) soon after I start based on my knodledge, drive, determination, motivation, amongst other things.
Although I wanted to provide a slight background on what I'm focusing on, where I'm coming from, as well as where my head is at, this post will specifically be focusing on the question I have for all of you BP folks that pertains to the Lead-Generation Model.

Goal: I'm looking to reach a market of approximately 16,000 potential clients through mailing lists within the first year of business. 

I'm familiar with the conversions needed to obtain my annual, mothly, and weekly goals. This is why\how I came up with the number of 16,000.

The question lies with, based on the collective groups success, what has been your best and most efficient way in obtaining these mailing lists based on a targeted geographical area and\or demograpgic? 

I would assume the internet would be the source of your best mailing lists, but would also enjoy and entertain hearing other avenues that might be great. I'm hoping you can provide, at the very least, a great internet mailing list companys name that you stand by for delivered results! Hopefully a mailing list that I can easily import into the Contact Management System that ihouseweb.com provides!

Id actually suggest going another direction to start. Begin with your sphere of influence. I forget the exact numbers.....but lead conversion on sphere is astronomically higher than on a non sphere lead. Learn to crawl before you walk.
