Alabama vs. Ohio Rental Property

Hello,

I live in Los Angeles but am looking to buy my first rental property in either Alabama or Ohio. Would anyone be able to guide me on how to decide which state is better in terms of buying a rental property and how to evaluate the pros/cons of each state.

I would pay attention to macro factors such as: population density, population growth, median income, recent governmental action such as capital investment and or safety measurements etc. Compare the price/sqft to the amount you plan on spending and see which area can give you a better return.
