New to real estate. Mainly interested in multi-family real estate (BRRR)

First and foremost I am 16 and unable to make any investments at the moment. I am however VERY interested in investing in real estate (primarily multi-family homes,(duplexes, triplexes, etc.)) I'm mainly looking for some guidance on how to really analyze a deal, how to finance it, and honestly, just any mistakes that I can avoid in the future. I've read most of Kiyosaki's books and am currently on "The real book of Real Estate." I'd love some mentorship without all of the hype of social media influencers. I am looking for the real nitty gritty of this field of investments and am willing to learn and do anything it takes. Any and all responses would be greatly appreciated. Thank you :)

Hey Corbin- a great book that goes through the ins and outs of the BRRRR method in great detail is this one: https://store.biggerpockets.com/products/buy-rehab-rent-refi...

It's written by BP's own David Greene and it gives lots of helpful advice and inside knowledge on the realities of the process. Nice job getting started so young!!!
