Hi Aileen- welcome! There is SO much information out there about REI and it definitely can become overwhelming. A book that really helped me understand OOS investing is David Greene's "Long Distance Real Estate Investing". He outlines how to build your team to optimize your understanding of a market that you may not otherwise be familiar with and how to get everything you can out of of an agent, a property manager, a lender, and a contractor, if need be.

@Jake Donohoe Networking is a great tool to find properties, especially in a new market. That's what I would suggest doing- get to know your area and meeting people involved in REI
We've been doing work in Evansville quite a bit recently- it must be a growing area!
Hey Jake- congratulations on the move and on your new baby! DSCR financing primarily takes into account the revenue generated by the investment property. Could be a great option for you given your concerns!

Echoing what @Account Closed said, best way to find a PM is to network. Find local meetups and ask around.
