Rising interest rates have pushed investors to explore more creative strategies such as Single-Room-Occupancy. While not a new concept, technology-enabled management companies such as PadSplit have helped investors take on this option, allowing single family residences to multiple tenants on a room-by-room basis. he problem? Many (if not all) of current DSCR Lenders and their capital partners are hesitant to lend on these properties, even if the investment is solid. @Erik Estrada put it well. For the financing side of things, B may be your best option. I also think that @Bryce Jamison has a great point about being wary as to the class of the property.
