Hi Whitney, welcome to BP :) I agree, for the most part, with those that have commented here. Now is the time for growth in understanding. Just because you don't have the capital to begin right this second doesn't mean that you have to sit around until you do. You can begin to isolate what strategy you want to enact and then create a plan to get there.

Definitely don't underestimate the value of networking with those in the market that you choose to invest in. If you spend your time getting to know the ins and out of your market, you will definitely be ready to strike when the time (and capital) comes!

Hey Trisha- we're happy to have you here! It can definitely feel like a lot at first given the sheer amount of (sometimes contradictory) information out there, but these forums are a great place to ask questions and start forming your own specific goals. Assembling a team is a must and BP is the perfect place to find people to support you. 

I also think that, if it's something that is accessible to you, going to REI meetups can be immensely helpful. Talking face-to-face to people with real-world experience and expertise is a shortcut to getting ahead.

Hey D'Andre- DSCR loans can be used to finance acquisitions through an LLC. Otherwise, you're correct, conventional loans can't be used if you decide to push forward with forming a partnership.
