These two books really helped me understand the workings of real estate investment. One is all about the ins and outs of BRRRR investing and the other is a seminal text on STRs and how to operate one. Both are great if you're looking to build a real estate portfolio and don't know where to start!

First of all- congratulations on buying a house and doing it in a way that will set you up for your future endeavors.

@Ben Firstenberg is right! A DSCR loan would solve the income qualification issue. Already having tenants in place with leases also speeds up the process. What market are you investing in?

Hey AJ- happy to have you here! If it's possible, I would suggest investing in a market in which you live and are familiar with. It's much easier to understand the ins and outs of investment if you are already involved with and have a good grasp of your market. 

Even if you were to choose a market OOS or generally outside of Austin, it's a good idea to ingrain yourself right away.

Hey Dylan- Syracuse is a great market, overall. I love that area and I have some family there that I love to visit. Just like @Jonathan Greene said, it can be a bit tricky but it's a worthwhile pursuit!

Hey Ivana- sounds like a great opportunity for a new investor. Do you plan to live in one of the units? That will effect the financing that you are able to obtain.

@Scott E. said it well, BRRRR is great for someone who can really get their hands dirty and wants to optimize their portfolio scaling efforts. If you have the time and can really commit, it's a great option.
