Hey Stacey- welcome! I think that investing in a market that you know well is a good plan, though I definitely hear what you're saying. If the neighborhood is run-down, you may get bogged down with repairs and end up not achieving your cash-flow goals. If you do decide to invest in a different market, be sure to familiarize yourself and establish connection so that you can find the best deals and you can stay apprised on changing rules and regulations.

Hi Chris- congratulations on starting early and getting ahead. Very impressive. If you're going to invest in a market that is not your home base, I would suggest being deeply familiar with that market. It sounds like you understand that but spreading your focus thin is a detrimental move that some investors make. Either way, it seems like you're narrowed in and I wish you the best of luck!

Hey William- connecting with fellow investors in your market is a great move. I found this Investor Association that typically meets in Birmingham: https://www.meetup.com/aiaclub/ though that is a bit of a drive. They're a large group and would likely be helpful for your REI journey. This group: https://www.meetup.com/algulfcoastpig/ is based in Mobile, AL and is pretty sizeable, as well.
