Hey Nitin- have you looked into Oklahoma markets right over the border north of DFW? A BP podcast recently suggested this and it might be the best solution right now for cash flow
Hey Spencer - rates are definitely tough right now, but you may be able to find a better rate than 7.99, have you shopped around? Also, have you looked into the BRRRR method? This is a way a lot of investors have handled the higher rates, buy buying right and forcing appreciation through rehabs, which can then ideally create more cash flow opportunity.
Hey Murray - you are a definitely a great candidate for a DSCR Loan for your BRRRR Method refinance. DSCR loans are are super-popular because they don't look at DTI at all and you can do a cash-out refi (and thus more BRRRRs) much more quickly than if you went the convectional loan route.

Hey Katherine- analysis paralysis is so real and can prevent even the savviest investor from taking that first step. There is a fantastic book on the BRRRR method, linked here: https://store.biggerpockets.com/products/buy-rehab-rent-refi... that I would definitely suggest reading.
However, the first step can certainly be the hardest. I would suggest going to meetups and forming a network of people who are ahead of you in the game who can help you to visualize the future and understand that success is possible!

Hey Jordyn- congratulations on getting such a head start. You're definitely ahead of the curve.
A good way to get started in REI is house-hacking, something that I'm sure you've come across in your REI research. This is particularly useful as a college student- a time in which living with strangers is perhaps a bit less arduous as it's what is expected.
As you grow to learn and understand the industry through this strategy, you should be able to have a leg up and begin to utilize other strategies going forward.
