Hey Brad! Welcome- love to see a new face! North Carolina is full of cities that make great markets for REI. As far as networking, you're definitely in the right place. You should also make it a goal to go to IRL meetups in your area so that you can make real connections and build a great team.

Hey Joseph- congratulations on starting out. Two books that I recommend highly are
- "Buy, Rehab, Rent, Refinance, Repeat: The BRRRR Rental Property Investment Strategy Made Simple" which is a seminal piece on the BRRRR method by David Greene (Bigger Pockets legend)
- "Short-Term Rental, Long-Term Wealth" is also a great place to start because in it, Avery Carl (an STR icon) gets into the nitty gritty of what makes an STR acquisition tick. It's full of great advice for beginners as well as seasoned investors.

Hey Fred- it sounds like you're in a position that every investor wants to build up to. Very nice work. I agree with those in this thread. Holding on to these properties is likely in your best interest and going forward, investing under an LLC and utilizing DSCR loans is the way to go.

Hey Adam- It really sounds like you've thought this through and like you have the work ethic to pull ahead in this industry. Taking the first step is the hardest part, so try not to get stuck in the 'information overload' stage. Networking is an important part of finding the properties that you want, so get involved in your market!

What @Luka Milicevic said is right on, and I would also add that joining some local Facebook groups could be a great move.
A network is SO key to building a strong investment portfolio. BP, podcasts, books, etc, are all really great as you first get started, but putting faces to names and meeting people in the industry in person is invaluable.

I would definitely try to find some meetups and start networking in your area. Once you build a group, it's much easier to access deals that you may not have had access to prior.
