Hey Joan- welcome :) This is a great place to start and to really inundate yourself with REI information from people who are actually doing it.

I recently spoke with a woman who owns 50+ properties and is now a bit of a REI mogul and her advice to me was to narrow your focus. Don't try to do too many things in too many places. She clearly knows what she's doing so I have been taking that to heart!

I definitely think there is an over-influx of information and it can be overwhelming and confusing at times, particularly right at the beginning. Seeking advice here is a great first step, but I agree with most people here that you just have to focus on something and then take the leap. Knowing people is more important than book/online knowledge, so that should be a central focus.

Hi! Does anyone have any recommendations for a DSCR loan? I'm looking to purchase my first rental in Cleveland, Ohio. The property I'm interested in is around 90-100k. Thank you so much!

Hi Benjamin - we (Easy Street Capital) can definitely handle this - check out our page here on BP (featured lender, great reviews)

I recommend working with @Abbey Humphreys directly!

Hey Benjamin- I would love to help! Sending a DM now.

Super cool that you found your agent through BP. This looks like a fantastic example of the BRRRR method done right.

It's definitely a combination of tenacity and luck- and knowing the right people! There are plenty of ways to meet people but realistically you have to be willing to put yourself out there over and over again.

Given that you're preapproved and you have funds saved, you're set up far better than most.

Condo HOAs are killer but this looks like a solid deal. Congratulations!

Hey Jesse- depending on the kind of property that you're looking to invest in, we could help out. We lend nationwide and we have financed extensively in Louisiana!

I found this list of REI groups that operate out of the greater Dallas area: https://www.meetup.com/topics/real-estate-investing-meetings...

There are also plenty of great groups in other large metropolitan areas in Texas, like Austin and Houston, if you're looking to expand your connection and optimize your time.

Hey Binyamin- congratulations on getting started. Bigger Pockets is a great resource for reaching out and establishing connections with those who can guide you but I would highly suggest networking in person. For multi-family, an investor/real estate group can be essential given that a good group can help immensely in order to find the best deals.
