Want to break into Multifamily out of state (Alabama)

Hi everyone my name is Ashley, and in 37yro. I currently have one rental property in FL that was previously my residence, I live in Ga now but the prices here are two high for me to buy a duplex. My goal is to buy in Alabama but I’m not too familiar with the neighborhoods since I’ve never been. What attracts me is the diverse job market and prices.

Goal:

Multifamily in AL- C or B class area 

Use the buy and hold strategy 

Duplex 2/1 or greater

looking to build a team

Any tips for someone new to out of state investing in Alabama? What areas should I look into and where should I avoid? Please share some contacts if possible.
