Mentorship in Phx, Az? Willing to work for free

I am looking for mentor ship to help me learn how market for good deals and estimate rehab cost. 

I am willing to work for free. 

I really just want someone to show me how to finds deal (via. public recorders, direct mail or any other ways to attract deals) so that I can find and look for deals for them all day. But I am willing to do any kind of work just so I can develop friendships with some local active real state investors here, in the Phx valley.
