I don't have access to the MLS. If you could look the zips codes up that would be nice. I was looking at these zips codes: 85345, 85033, 85051, 85037, 85301 because they have the most absentee owners sales in the last 30 days.

@Aaron Mazzrillo Thank you for the help. The reason I am looking for no mortgage lien with the TD is to find and contact cash buyers in my area.

I building my buyers list right now, one of the ways I am doing this is by comparing a list of properties with 100 equity to properties were no mortgage was recorded with the deed. 

I am having trouble though. So I search the name of someone on the list and I get list of document codes with a link to view their PDFs. This is were I get lost, I don't know which PDF to look at.. 

Could anyone help me narrow down to what type of document code I should look for?

Where are the cash buyers in the Maricopa, AZ area. Now that I am mailing prospects and working with some investors, I want to start looking for cash buyers. I just want to be ready for when a deal does come up. I thought I'd start by asking BiggerPockets first. Where do you find your cash buyers?

Can anyone help me refine the list before I actually purchase it. What criteria's would you add or maybe take off the list?

I will be sending out my first probate mailing list this week. I will just be using Google Sheets conditional formatting to keep track of my mailings, of when I mail and when I should touch again.

I just want to get some ideas, see what methods the guy that are already investing doing.

Does anybody know where I can get my mail list mailed out for me?

@Rick H. Ok. I was just confused. I thought the PR was giving the assignor the right(if you will) to sell. 

So Mary, the PR, should be the one I mail to, because she's the only one that can sell the property? Am I correct?
