So, I am looking through my county probate records and I came across a record that says the deceased left his estate to multiple people as a one third undivided interest as a tenant in common of all right, title and interest of the decedent in and to the following described property: then lists property.

Can someone help me understand this por favor?

@Marcus Maloney Wow, that's a lot of direct mailings. What kind of distressed properties do you target? 

I don't planning on investing (just yet, at least). I'm a newbie and I'm looking to get to know, and network with local investors, cash buyers, and also local wholesalers (to learn from).  I plan to start a direct mail campaign soon, end of Feb. I'm gathering information on where to start mailing (which of the closest areas to me produce to the most leads) and narrowing my niche down to only 2 types of distresses properties to target..

@Sharon Vornholt Hey Sharon I am on my county's recorder website, and under document code I can see two probate options to choose from: 

1) Probate deed of any type/used to transfer prop

2) Probate/use with most probate do types 

Which of these could I use to find the name and address of the deceased and the executor/administrator?

@Rick H. Ok I will be waiting for the info. Also, you mention you prefer to use professional data researchers who pull data to your specifications; is this a company that brings leads to you or like VAs that doing the research for you? If you don't mind me asking Rick..
