College student willing to move anywhere to begin his real estate career. Where in Florida is the best place? Graduating with no debt, enough money for down payments + fathers assistance with downpayment/etc. Looking to get a solid passive income. Thanks, much appreciated.

What's wrong with Jackonsville?

Okay, then you are talking roughly 2K a month. I presume this is after everything is paid which means applying the 50% theory of finding properties that can bring in 4K a month. Correct me if I am wrong (since the 50% theory applies to rental properties which can be passive if you are an investor).

Im talking about 25,000 a year. Enough to support a frugal life in a small beach town/mountains with occasional visits to big cities/events etc.

What do you mean by solid passive income?

If you know you want to work in real estate the rest of your life, the ranking of the college might not be that important. However, if you're not sure that this is the career you'll be doing forever, you may want to stay in Gainesville and look a little harder to find a job. If nothing else, you could get your license and become a real estate agent... You could also talk to some busy RE agents and see if having a license (or some other skill) would make you more valuable as an assistant to them.

I was thinking of transferring to UCF to live in Orlando. There, I could work year round, here in Gainesville the real estate job availabilities are thin. I want to work a real-estate related job throughout college so that by the time I graduate I'll have capital + experience. Is this a smart plan? Or should i stay at the much higher ranked UF?

Hello, I have visited many cities and towns throughout Florida. I have lots of family and friends that live in the state. My friend, who also is an investor, did very well in Weston Florida. He moved their from MA and made a fortune in buying real estate on the water. He had a vision back in the early 2000's that Weston was the new Fort Lauderdale. Vero Beach is another growing area. There are still good deals in Fort Lauderdale and Sarah Sota. The developers in my area are starting to buy in Cuba. Cuba is just starting to move forward. Since you are young, and it seems like you can start anywhere, that might be a great place to research. Hope that helps. Melissa
