Contacting owners

Got a question. Found a house up the street from my parents that has been vacant for three to six years. The owner is 82 and had the house willed to him from his parents. I was wondering the best way to send him a letter. Hand written I think would be the best way. What do you think? I have also found several out of town owners. How do you think I should approach them? Right now I have found alot of distressed properties in the area we have our apts. I was wondering how you guys go about contacting the owners. I have names and addresses of most of the owners and don't want to go the wrong way from the start. I am going to wholesale them if the deal is right. Thanks in advance. Dave
