We had a tenant in a bldg. we had just purchased. She seemed nice, but we never went in to her apt. b/c she said she was leaving at the end of the month. As we were working on the prop., we kept seeing her son in his room and waving to him. After she left we found garbage everywhere, a full refrig. that was unplugged the whole time and a latch/lock on the outside of her son's door. Needless to say, we took her to court and called cys on her. It was disgusting and to top it off she was due to deliver her second child in two months.
Found a property for cheap but, it has mold. There is enough equity in it for a major rehab and the inside looks fine except for mold and a few small issues. How bad is it to deal with and when is too much a bad thing. Any replies are appreciated.
Got a question. Found a house up the street from my parents that has been vacant for three to six years. The owner is 82 and had the house willed to him from his parents. I was wondering the best way to send him a letter. Hand written I think would be the best way. What do you think? I have also found several out of town owners. How do you think I should approach them? Right now I have found alot of distressed properties in the area we have our apts. I was wondering how you guys go about contacting the owners. I have names and addresses of most of the owners and don't want to go the wrong way from the start. I am going to wholesale them if the deal is right. Thanks in advance. Dave :mrgreen:
Thanks for the replies and support. I have a pretty good understanding of were I want to go and will eventually get into multi-units and letting a mang. co. take care of them. I'm not cut out for the landlord part. I won't put up with half the things my stepdad puts up with. Tenants are pains. I was just at that conference and going to another at the end of the month here in pgh. Dave Lindahl was at the last one and I found his methods pretty interesting. Also, Ron LeGrand was there and his info was awesome. It sort of tied everything together for me and gave me a direction to at least start with. :idea: I already have a list of properties from Beaver Falls(c- area) and found addresses for owners and will be mailing them flyers this weekend. I am also going to put an ad in the paper with Handyman spec. to start a buyers list also. Any suggestions or sharing your wealth of knowledge about pros and cons are greatly appreciated. Right now I don't worry about making $5 or $10000 off my first one I just have to get going. After the first I know there will be many more. I also like the Robert Shemin quote about fear. Stopped me before I got the knowledge I have so far. I have Louis Brown's, Robert Shemin, John Hrye(taxes) and Mike Butler's programs at my disposal also. Only problem is none deal with flipping/wholesaling. Wow thats a lot to read. Sorry for the short story. :lol:
I'm a new investor in Beaver Co. PA. My parents have been doing this for three years now and I am looking to get into it. I want to start by flipping houses due to the low start-up and hopefully(fingers crossed) decent income potential. I haven't been to many seminars, but I have been working with my parents for the last year and have got the landlord side down pat. Just went to a PROA weekend event in King of Prussia and got a lot of info there to get started. Now I just have to do it. Any tips would be greatly appreciated. Thanks, Dave. :D
