Hello BP!

I am a student and single mom hoping to make leaps towards my financial goals using real estate as a vehicle. I have decided to begin with wholesaling as I have no funds (not little...none). I also want to build enough income from wholesaling to fund my first multi-family in the next few years.

I've been looking at the steps to complete a wholesale, but I feel that I'm missing something. Is there additional steps or a deposit for getting a house under contract? I'm living in San Diego where the housing pricing are astronomical. Any actions or advice you can suggest will be received by humble ears.
