What common themes presented themselves? Things of that nature.

Welcome to the BP family, Sandra! Lots of great suggestions already here. The one thing I'd add is do not become emotionally attached to a property. Don't tour it until you run the numbers first. If it doesn't cash flow enough to meet basic costs you can always move on to the next deal.
