Cost estimation on a completely stripped house

Hello everyone.

A "deal" fell into my lap. But that is not the point. I need your help again with your amazing input.

I bought the book on flipping and estimating cost. But only experience will answer the questions I have.

The house in question is a complete mess. Let's say about 1300 SF.

It is completely stripped. Siding needs to be replaced. I think (honestly ) only the frame is "OK"

I am about to give her an offer. Can anyone throw some numbers out there what it will cost to bring this to ARV.

And of course I fully understand that a few pictures will by no means provide a decent overview to base any number on. But just ask me what info is missing and I will try to provide it to you here.

I figure this is a useful thread for any newbie that will eventually be faced with such an issue in this business.

btw the basement is completely flooded.

good news is its all gutted for you.

my guess, about $75,000- $100,000. but i would bring a local contractor to look at it, lot of work there, plumbing, electric, drywall, flooring, trim, tile fixtures, cabinets.
