I am pretty novice
new guy on the block. I started looking into "positive cash flow" (to simplify what I want) about January of 2016. I bought my first triplex in March through a listing on MLS. I have a fund from a mentor's accounts. I am a local with a family, so I'm planted, and am currently a wage slave (which also helps finance) looking for financial freedom. I heard about this site through our good friend Brandon Turner. I also, like our good friend, LOVE rentals. The equity, cash flow, control of my money, and the time.. Time is so much more valuable than money to me.
I am currently working to obtain multiplex's for the income, but I would love to start building some capital eventually as well. I am totally new to this but have devoted a ridiculous amount of time to understand the market.
I live near Charlotte (a city that I love) and am looking for property in the surrounding area. I prefer to stay southwest of the city at the moment due to the convenience of maintenance, land lording, etc since I haven't yet built myself a good team yet. I'm kinda doing this solo with the help of "Thumbtack", an app that connects professionals to bid on my "projects. This method has been effective so far, but I would love to have a GC or someone that I can really trust with my jobs I have. I feel I am delegating my jobs out well but it's not meeting my goal.
I do the bookkeeping through Quickbooks which is another thing that I am currently tackling, the finances. The biggest part of the equation. I use a 10bii calculator for all deals I can set my eyes on. I currently have only been able to find properties through MLS but would LOVE to find some good people looking to sale their perfectly good houses :)
Hopefully you are reading this and are saying to yourself "this guy seems pretty cool. I think I could help him out". I welcome the advice and help.
