West Sacramento Duplex - flip & sale or rent out?

Hi all!

My team and I bought a two-level duplex in December and renovated it.  We're contemplating on if the market is right to sell it or would it be better to rent it out?  This is what we are considering...

5 bedrm, 2 bath (1830 sq ft)

- 1st floor = 2 bedroom, 1 bath

- 2nd floor = 3 bedroom, 1 bath

Both have their own full kitchens, laundry rooms and private storage in the back yard.

Sell for $373,000?

Or...rent it out for the following?

- 2 bedrm = $1050/mo

-3 bedrm = $1300/mo (we would include a full-size W/D)

Your thoughts?

@Tabi Traughber I don't know what you and your team paid for the duplex but I hate to say that it might be hard to sell it for $373,000 because of your NOI. Your gross is only $28,200 annually. Use the calculators here on BP under tools, and check out BP's webinars. Brandon always talks about the numbers. Either way good luck, it's a great learning experience either way.
