I'm looking to do my first sandwich lease option. I would like to get some guidance from anyone with experience successfully doing sandwich lease options in Milwaukee, WI.

Are u licensed in WI?

If not use a licensed agent to sublease.

Get a good spread in rent and option consideration

Use a property trust to avoid the seller having problems

Create a delayed sale with a  sale and purchase agreement held in escrow
