Advice on Finding a Good Partner

Just graduated school and getting started in real estate investing but realizing the difficulty of acquiring seed capital really quick. Thinking that the best bet would be to get a good business and equity partner that has better access to funds. I'm looking for advice on how to not get burned. 

What are traits to look for in a good equity partner? Where did you go to look for a partner?

As you have no experience you will get about the same amount of funds from investors - it is proportionate. Do some deals, get more education and experience - then look for funds with credentials behind you1

There are 3 reasons, and only 3 reasons, to get a partner (and I have many):

1 - They do what you can't do

2 - They do what you don't want to do

...and the most important reason...

3 - They do what you shouldn't do.  Just because you can, doesn't mean you should.
