If you had $50K to start your real estate portfolio....?

Hey BP community, I'm a new BP user and have been following the discussions/forums from the experienced investors and have been learning a lot. But I realize there's a lot of investment strategies which can be overwhelming. I'm looking to begin real estate investing, most likely single family or 2-4 unit multi-family.

I'd love to tap into the brainpower of the successful and experienced investors within the BP community, with a broad, open-ended question: If you had $50,000 to invest in real estate in 2017, what would you do? (Please keep in mind that although I live in SoCal, Im open to other markets in the US since it's so expensive in this area). Thanks in advance!

If you are willing to relocate, with $50k, would Brrrr a 4plex and house hack it, pulling as much equity out on the refinance as you could, and brrrr another multi family. within 6 to 12 months you could be sitting on 8 units with very little out of pocket, and no mortgage payment for your own unit. With an average cash flow of $200 per door, you're already at roughly $16000 in passive annual income, and on your way to financial independence.
