Please Help!!! need ideas for small town investing

I live an a beautiful small town in colorado few a population of only a few thousand people. I have been learning about wholesaling for a while now but unfortunately most properties are occupied by retired cupples. there are very few houses that may have potential, and the ones I have looked into want more than market value for their properties... any tips on finding better leads or other investment strategie ideas would be much appreciated!!! I do not have very much cash, and I have no credit.... but I am determined to invest in real estate as soon as I possibly can... thanks! -Brendon
