I'm a novice but if your considering short term tenants willing to pay, Orlando is the place and by the way, that's where I live.
I am evaluating new homes, short-term vacation rental homes in Orlando. Many people say that it is close to be an overprice market. I am surprised that not many people are talking about it. My guess is that the builders are the one making $ on them, so most are probably overpriced right off the back. I am a newbie as well.
I'm invested in 2 Orlando properties near Disney. The new Margaritaville Resort and one in Reunion. If you're looking to invest there, be sure to verify the regulations for short term rentals because Orlando proper was proposing (I'm not sure if it passed) that there were owner occupancy requirements for STR. Around Disney, that's not the case though (usually). To be honest, it's taken a little longer to get going in that market that I had anticipated. I think a few of the reasons is that there is a lot of supply so you have to get your property noticed and we have a larger property and I think it takes a little longer to book in the short term because multi family vacations are planned far in advance. I like the fact that it's a year round season though and that Disney continues to develop new attractions to keep people coming back.
Hello , Newbie here, this is my first post.
I'm interested in a Vacation rental and visited quite a few such as Coral Cay, Windsor Hills Resort, and Emerald Island Resort. The prices range from 260k to 285K for 3/2 in Windsor, which is a very nice resort. Coral Cay selling one that needs rehab for 174K 4/3, its a little further then Disney. I wanted to know what Cap Rate I will be looking at if purchase cash and is it worth it? The thing that has me between the fence is that I don't have solid numbers to budget (specifically income). Millenia has some properties for 115K 2/2 which I will check.
Would it be better to invest in single family and be guaranteed a good flow.
