Canadian Citizen Looking to Invest in US Real Estate

As the title says, I'm a Canadian citizen who is interested in investing in real estate. I'm interested in rental properties and notes in particular because their liquidity is attractive to me. I've heard of people buying notes from all over the US as well as having rental properties out of state/country. I guess what I'm asking is, is there a way to succeed in notes/rental investing if you're from another country without having a visa/permanent residence status? Also fellow Canadians, feel free to connect with me.
