Most investor-friendly states?

Hello BiggerPockets! 

I'm hoping to buy my first real estate investment property soon. I'm looking to buy and rent a SFR. Since this will be my first investment, I want to minimize as much risk as possible. For that reason, I ask: what are the most investor-friendly states?

You would be looking for the most landlord friendly states if your going to be renting the property out. 

Top 3 

1. Texas (both easy eviction process and relaxed laws)

2. Arizona (easy eviction process)

3. Florida  (relaxed renting laws)

Indiana also has very favorable landlord laws.

Thank you for the responses. I will look into those states more deeply, but it helps to narrow it down a little.

@Kyle Hern Pittsburgh is also a great as the property values are not nearly as high as Texas or Florida, and the market is very very strong. I’ve been doing research and majority of states have the same/similar eviction process and time line minimum 30 days.

Indiana has the best combination of landlord friendly laws, low prices, excellent price to rent ratios, and low taxes.

Pennsylvania has high transfer taxes upon purchase and sale.  In some cities, as high as 4%.  They also do not recognize the 1031 exchange.  Things to consider.
