@Stephanie Jeune Look local. Go to REIAs and find out who is doing the strategy that interests you the most. If you want to start buying up small buildings in NYC, then find someone doing that. If you want to do quick flips, then look in that direction. Once you find someone doing what you want to do approach them about helping you. They may do it for free but I think you will need to come to some sort of arrangement. Maybe bi-weekly lunches where you pick up the tab. Maybe adding them in as an equity partner on your first few deals. Maybe just a fee for their time. I would let the mentor say what they want in return for their time.
The big takeaway from this should be that the large gurus/coaches are just selling a program to anyone that will buy. They charge $5k and up and may have no knowledge of your local area. I think you would be much better seeking out someone local first.
