Should I use equity to BRRR?

I currently live in a SFH over 10 yrs (FHA loan) I am being advised to get into a conventional. I want to purchase my first property rental out of state. Question is should I take A HELOC or use OPM? Thank you for ant feedback

The rates on a HELOC will be usually much better and there usually isn't the time restraints as private money. So for those two reasons I use HELOC or other lines of credit.
