Looking to get started

I Want to get into real estate badly. I have 40k to invest but I live in California which is really expensive  . I really need some advice on how to get started sooner rather than later

You are basically asking someone to sell you swampland somewhere or a guru class by saying I have X amount of cash, but know nothing, what do I do? Listen to every BP podcasts, go to local REI meetups, read REI books and decide which part of investment you like long-term before trying to stuff 40k into it when you could just invest it index funds.
