Know what is selling and become an expert in it. It depends upon you and your market. If you are knowledgeable of construction or a know a good friend that can help you with cost estimating then maybe brrrr or fix and flip might be a good niche for you. If you know how to run discounted cash flows or enjoy more complex math then maybe a commercial focus should be your niche. I can go on and on. It really depends on you. What works for me may not work for you. There are so many different niche's within the investment spectrum
