Hi guys hope all is well my name is Jesse Rodriguez and I am very excited to start pursuing my real estate investment career I currently live in Houston Texas and wanted to ask if bird dogging is still an okay way to get started in this business?

Jay Rodriguez - best piece of advise weather your wholesaling or bird doging - Find a DEAL and the money will find you.

If you're not sure how to "Wholesale", then find a local Rehabber and offer to "drive for dollars" for them. Have them give you a few zip codes/cities they are looking for deals in and write down the address of junkie houses in those areas. Put up bandit signs in those markets, post door hangers in these areas, call for rent signs, etc.

See if you can collect a bonus for any houses they get under contract from your efforts.

Over time offer to take incoming phone calls to help with filtering the leads. Next see if you can go to a few seller appointments. Work until you can either structure a partnership on a few deals or just do your deals.
