@Amber Smith - I'm a buy and hold investor. I like SFH. Mainly just trying to connect with other investors on here and potentially connect with them offline to get a sense of macro/micro market trends. I'm aiming to buy 1-2 properties a year.

My take on the matter, if you have less than $500K in equity you're trying to protect, the additional expenses are not worth the effort.
My feedback would be get a few rentals under your belt then make your decision, assuming we're talking about rentals, leverage, insurance and umbrella policy should check most of the boxes you're looking for.

I'm assuming we're talking about Buy and Hold investments?
I'll speak to my experience there is a lot of power in mastering one market. If you feel there are no good deals, maybe consider changing the criteria (form 3/2 to 2/1, adding an ADU or 1/1).
Learning a new market isn't as easy as finding a deal - you need to have a team, understand demographics and have a network in place to support your transactions (pre and post close). That being said the market is crazy everywhere right now and will likely be the case for the next few quarters, IMO.

One guys experience here, so I am not going to claim to be an expert, but I have about 12 years experience. I increase liability on the rentals and have a multi million dollar umbrella policy. Also, I have my property manager include options for renters insurance as part of their lease agreement. They have to acknowledge it is their responsibility to obtain that if desired. Good luck.
