LLC documents being filed, next step partner with investors?

Looking for opinions on next steps. I have some ideas, but would love some guidance from more experienced investors. I created an LLC to buy my properties under, and I'm still trying to link up with the right funding partner. In the mean time I've been combing the market for Fix and Flips in the Orange County area, using a software program that brings me off market leads. I have been sending out postcards to these off market leads using Deal Machine, contacting agents directly on deals I find on the MLS, and analyzing all property data before making these calls. I have the knowledge and drive, but as of now, I'm lacking the experience. I would love some advice on what your next steps would be and honestly if you think I'm on the right track or not?
