How to protect your interest

I am trying to find out how do you keep the middle man and the other
person that is the real buyer from cheating you out of the deal that
you bring to the table. I hope there are some answers out there at
this point I dont know what to do. These people contact you and you
send them the information and you dont hear from them again. It
seem like signing buyers brokers agreement with them dose not help.
