Looking to buy our first investment property

Hi everyone,

My name is Stefan de Jong, I have been reading here for a long time and decided to make my first post.
My wife and I are looking to make our first investment in Northwest Arkansas, Centerton to be exact. The way we want to approach it is to buy a new house, and rent out our current house.

6 months ago I decided to make a career change and became a Realtor, this really gave me more insights that I didn't have before.

Our current house would cashflow very well, but it seems that home prices in this area really have skyrocketed this year.
and lease prices seem to lag behind, a lot of homes on the market currently for 3 bed 2 baths go for 180K or more.
While rents for those properties seem to be around 1100 to 1200, does this seem low to anyone else?

@Stefan De Jong I am typically at 10-12% COC, however, I haven't dedicated more energy on trying to find off market deals that I want. My team and I do search them out, but I really need to double down. So, I have to ask myself, if I am not willing to double down on off-market, then I need to lower my ROI. So, if it is on the market, I am more looking at 8% in an area I love, and know will appreciate. My team and I are doubling down on off market deals.
