@Jordan paz here it is currently the same. A lot of offers over asking price, appraisal gaps paid cash. And not unusual to have to compete with 10 to 20 other offers. Great if you are trying to sell, but terrible if you are trying to buy.

Northwest Arkansas is definitely a good option. However, I would like to say that multifamily units are pretty hard to come by these days, and if they have good cashflow potential they go very fast. Doing a quick search shows currently only 18 duplex, triplex or four plexes. Ranging from 166K to 729K.

hope this gives you an idea of how the market is currently.

As a Realtor, I have had the best experience with Harris McHaney property Management. Now I only have been on the referral fee end of them for showing their properties. But they seem to keep properties in good condition, are very responsive, and have good tenant screening in place.

@Rod Menocal I am a Realtor who is looking into my first investment property in NWA.
One thing that I can tell you right up front is that it is very hard to find properties where the numbers make sense currently. Due to fast-rising house prices, and rent prices lagging behind.

Now it is certainly still possible to find a good investment property, but from my experience as soon as one hits the market you and a bunch of other people will jump on it.

In my case, I am just waiting for the right property to come along.

These numbers seem accurate, I am a Realtor and currently looking into buying our first SFH investment property.
But it seems very hard to find properties where the numbers make sense in the current market.
Home prices have risen so fast in the last 6 months, and rents seem to be lagging behind which makes it very hard to get a good return on investment.

@Ryan Blackstone Thank you for that insight, that is definitely helpful.
I will keep that in mind when I run the numbers on properties as they come on the market.
On the properties that you have what is the typical ROI that you are looking to get?
Like I said we are not in a rush to get a property and will be waiting until the one that makes the most sense comes along.

@Ryan Faber So what are you currently doing? Just holding off until the market cools down a bit again? We are definitely not in a rush. Even though we are eager to start, the numbers really need to make sense.

Oh hey Jacob! Hope you guys are doing well.

Yes our current house should do very well, should be around 20% ROI.

we actually just refinanced from FHA to conventional, to take advantage of the low interest rate and getting rid of the PMI. But running the numbers on anything that is on the market now it looks like most of them will only offer 3 to 5% ROI. That is with taking vacancy, and repairs in consideration. Which just seems very low.

Hi everyone,

My name is Stefan de Jong, I have been reading here for a long time and decided to make my first post.
My wife and I are looking to make our first investment in Northwest Arkansas, Centerton to be exact. The way we want to approach it is to buy a new house, and rent out our current house.

6 months ago I decided to make a career change and became a Realtor, this really gave me more insights that I didn't have before.

Our current house would cashflow very well, but it seems that home prices in this area really have skyrocketed this year.
and lease prices seem to lag behind, a lot of homes on the market currently for 3 bed 2 baths go for 180K or more.
While rents for those properties seem to be around 1100 to 1200, does this seem low to anyone else?
