Miami Multifamily strategy

Hey All,

Looking for advice here .I am planning to start out in Mulifamily in Miami and increase NOI by converting to Airbnb and BRRR . Of course looking for properties zoned for RM-1 which allows airbnb . Just doing my initial research around it . Any advice or pitfalls of this strategy . I know the tourist industry is huring right now but in the long term it should pay well ?

Any specific areas in Miami that are BRRRR friendly?

I've also heard people suggest STR because they can be so profitable but not sure how difficult it is to find properties in the Miami area that can be done effectively.
